Flow that faded years ago
Galvanized steel corrodes from the inside. The bore narrows, two taps at once stops working, and the first draw of the morning runs brown. No fixture replacement fixes a pipe with half its diameter left.

One of the largest concentrations of pre-1940 housing in the region, and it still drinks through a great deal of original galvanized steel. We connect you with plumbing pros who have worked in these houses before.
Nothing on this page requires a historic review. Interior repairs are interior repairs; we will tell you if anything changes that.

What we get called for
Old Towne is a National Register historic district, and the housing stock has been lived in continuously for a century. That produces a predictable set of problems, predictable enough that a plumber who knows the area can usually name the job from the phone call.
Galvanized steel corrodes from the inside. The bore narrows, two taps at once stops working, and the first draw of the morning runs brown. No fixture replacement fixes a pipe with half its diameter left.
Usually at a threaded joint, usually inside a plaster-and-lath wall. The repair is straightforward; the honest conversation afterwards is whether the rest of the run is on the same schedule.
Clay pipe with a joint every few feet, under street trees that have had a century to find it. Cabling buys months. A camera tells you whether you need jetting, a spot repair or a lining.
Rough-in distances modern fixtures do not match, seized angle stops, cast-iron flanges rusted thin, and hex tile that cannot be bought again. Slower on purpose.
Tight access, venting through a century-old chimney, and often no drain pan under a unit sitting above finished floor. Getting the old one out can take longer than fitting the new one.
The historic district question
This comes up on nearly every call, so here is the plain version. Old Towne is listed on the National Register of Historic Places, and the City of Orange maintains Historic Preservation Design Standards that apply to exterior alterations within the district.
Interior plumbing work proceeds like any other permitted job. That covers repiping through walls, replacing a water heater, repairing a leak, and clearing or lining a sewer lateral. What can involve additional review is anything that changes the exterior: a new vent penetration on a visible elevation, a relocated gas meter, a trench across a historic frontage, an exterior tankless unit on a street-facing wall.
The practical consequence is planning rather than prohibition. A plumber who works here routinely will route a new vent to a side or rear elevation, propose trenchless methods for a lateral under a period frontage, and tell you at quote stage when something is likely to need more than a plumbing permit.
Your plumber pulls plumbing permits and arranges inspection. Orange CA Plumbing Line does not obtain historic approvals on your behalf, and nobody should tell you a job is pre-approved.
A sewer camera inspection is not part of a standard home inspection, and on a house from the 1890s to the 1920s the lateral is very likely original clay or cast iron. It is a small cost inside your contingency window that either buys peace of mind or gives you a real negotiating position.

The repipe conversation
The most common expensive mistake in Old Towne is paying for a sequence of emergency section repairs on a supply system that is uniformly finished. Each repair is legitimate. None of them counts toward the permanent answer.
If your house is on original galvanized and you have had more than a couple of failures, ask for both numbers side by side: the repair in front of you, and a whole-home repipe. In these houses PEX often wins over copper, not because it is a better pipe but because it needs far fewer access openings, and in a house with plaster walls and original trim, the finish work is most of the cost.
Settle the patching question in writing before anyone starts. Drywall patching is often included; plaster matching, texture and paint usually are not, and matching original plaster is a specialist job.
Walk out front on a calm afternoon and find your main shutoff, then open and close it once. Valves of this age seize in place, and the moment you discover that should not be the moment a pipe has already opened up.

Straight answers
Not interior work. Repairs, repiping, water heaters and sewer work inside or under the house proceed as normal permitted jobs.
Exterior changes are different, Old Towne is a National Register historic district and the city maintains Historic Preservation Design Standards for exterior alterations. Your plumber can explain what the city typically expects. We do not obtain historic approvals for you.
In a house of this era it is far more often the pipe. Galvanized steel narrows internally as it corrodes, and by the time two taps cannot run at once there is very little bore left.
A pressure reading at a hose bib separates a supply problem from a pipe problem in minutes, and it should be done before anyone quotes you anything.
Both are legitimate. In these houses PEX frequently wins because it needs far fewer access openings, and in plaster-and-lath walls the openings are most of the cost.
Get the same house quoted both ways with the patching spelled out, then compare.
Almost certainly roots entering a clay lateral at the joints, under street trees that have had decades to find them. Sometimes a bellied or offset section holding solids.
A camera survey identifies which, and that determines whether jetting, a spot repair or a lining is the honest answer.
Often. Cured-in-place lining and pipe bursting both work from access points rather than a continuous trench, which is exactly why they are attractive under a period frontage or a mature tree.
A camera survey determines whether your line is a candidate. A collapse or a significant belly still needs excavation.
Yes, but have the rough-in measured before buying a fixture. Older bathrooms here frequently have a rough-in distance modern bowls do not match.
What is under the fixture, the flange and the subfloor, is only visible once it is lifted, so expect an honest quote to say so.
A plumber who works here plans around it. Where a valve can be reached from a closet or adjacent room, the tile is never touched.
Where the only route is through the front, the opening is planned and tiles are salvaged where possible. Some finishes genuinely cannot be replaced, and you should be told that before work starts.
Yes, 24 hours a day, every day of the year, holidays included. Old Towne is close to the 22 and the 55, so response here is typically among the quickest in the city.
